About FlipType
FlipType builds AI that environmental professionals can sign their name under. Since 2023 we have worked on one problem — how to make Phase I ESA reporting faster without making it less defensible — and the software and advisory practice that grew from that work.
How FlipType started
FlipType began in 2023 as a software company with a narrow brief: apply AI to Phase I Environmental Site Assessments. The brief came from conversations with environmental firms in Los Angeles, who were producing the same report structure week after week and wanted the drafting to move faster while the Environmental Professional’s judgment stayed exactly where it was.
Before FlipType, the executive team provided strategic consultation to venture-backed software-as-a-service companies in Silicon Valley. That background shaped how we built: as a product, with versions, rather than a one-off project.
The first AI Phase I ESA report writer shipped that year. Four versions and more than ten thousand hours of hands-on work later, the Report Writer produces structured, source-cited drafts for every section of the report, inside each firm’s own isolated environment, exported to the firm’s own template.
What we do
- Product
AI Phase I ESA Report Writer
The EP builds the full Phase I inside the application, working from the firm’s own previous reports, research notes and field reports. Source references support the EP’s review of draft language. The finished report downloads as a Word document in the firm’s template, and the EP signs off as always. Evaluate the workflow against your firm’s project needs.
- Advisory
AI enablement and training
Firms asked us how their teams could use AI day to day, in their existing work, in a defensible way. That became a consulting practice: leadership alignment, early-adopter pods, on-site sprints and follow-up, grounded entirely in environmental consulting work.
For firms on Microsoft 365, that includes Copilot training taught inside their real documents.
- Solutions
Workflow diagnostics and custom AI solutions
We map how a firm’s teams actually work — the tools they use, where time is lost, where AI would help and where it wouldn’t — and then design and build the solution, including agentic workflows and Microsoft 365 Copilot-based systems, for the cases that justify it.
The builds themselves are described under custom AI workflows.
How we work
- 01
The signature doesn’t move.
Everything we build assumes the Environmental Professional remains responsible for the findings, conclusions and signature. Our job is to make that review faster, not to skip it.
- 02
Show the source.
A statement without a traceable source is not a statement we let the software make. If the record isn’t there, the draft says nothing rather than guessing.
- 03
The firm’s own materials.
The Report Writer works from the firm’s previous reports, research notes and field reports — the same evidence the EP would use.
- 04
Isolated by default.
Each firm’s data lives in its own tenant on Microsoft Azure, with Microsoft identity handling access. FlipType is a member of Microsoft for Startups.
- 05
Say when it isn’t a fit.
Below five Phase Is a month, the Report Writer is usually not the right purchase. We say so.
